La ricerca affronta i temi propri del settore disciplinare, dedicandosi in particolare allo sviluppo di procedimenti econometrici diretti o indiretti da impiegare nella stima del valore di mercato e del valore di costo di beni (mobili e immobili) e di masse di immobili a fini fiscali, indennitari o patrimoniali, così come allo sviluppo di modelli utili nella interpretazione delle dinamiche del mercato immobiliare nonché alla valutazione degli investimenti nei processi di trasformazione e rigenerazione urbana anche nelle forme di partenariato pubblico e privato. La ricerca mira ad affrancare la disciplina dallempirismo ancora attuale nei suoi diversi campi di applicazione, coniugando la tradizione con tecniche di analisi innovative (logica fuzzy, reti neurali, opzioni reali, autoregressione vettoriale, ecc.). Alcuni dei procedimenti di stima sviluppati sono stati implementati in software specifici in grado di trasferire i risultati della ricerca al campo applicativo..
